I bought it just to have an escape from the city on weekends. It borders national forest and there is a lake nearby. All sand and easy to drive a well. Built a deer blind last fall to hunt right on the edge of the property. Composting toilet, solar, all the fun stuff. Rain for irrigation collected from the roofs of the outbuildings.

Don't get people wrapped up in the forest. Let the person work on what they have and go from there. The water that falls from the sky needs lots of filtration, if they have a stream or running source of water that is best.
