Stock market starts to go south forced housing sales will begin with Boomers. Second and third homes are very vulnerable to this. RE is not a fast reacting asset especially when we're talking about someone's home.

Idk, boomers can't afford to give up their run down homes. 2nd and 3rd, sure, but how many people have multiple homes

Just sayin'. They'll be first to go at least that's what I think. I mean other than the primary residence. I bought foreclosures right after GFC. Talked to the people in charge of closing them up and winterizing etc. I lived in a small county surrounded by other small counties. There were hundreds and in each. Those were almost always recent and/or refinanced purchases. Had to use the gov special sales contract. I was fairly knowledgable and had a thing or two crossed off but I did manage to miss something. So there were some un-anticipated surprises nothing real big.
