Thanks @user1999. Very thoughtful questions. I appreciate you taking the time to put your thoughts down for the sojooo group to see, as well as myself. It has been a pleasure chatting with you today. I'll answer the best I can here. \-Best thing about my location is the year round growing season. Never gets below the 50's ever and never hits 100 degrees. We have fertile soil and plenty of accessible fresh water. Many irrigation canals and super high water table. Best part is this is an agricultural community and people work happily for 3-4 US dollars per hour. We will have 1 full time gardner at the minimum who has experience growing here locally. I personally plan to be working the land and anyone who joins us will have that option as well. We will combine the local more traditional methods with modern methods to maximize the yields and quality produced. \-As far as vetting, I don't expect anyone will invest or join without coming for a visit first. I will get to know the people personally, and anyone who joins will be welcome to become part of that process. For everything, this is a partnership. After joining you will be welcome to be a part of the entire process and decision making, as much or little as you care to be. \-For land ownership and private property rights, at the beginning it will be contractual. My wife's family lives in Mexico City, just a couple hours away and the title will be in my wife's mothers name to start. She owns and has lived in the same home for over 40 years, had the same job for over 40 years and is living on her government and former employers pension. You and I will have a contract with her and it will be in your best interest to begin the process with the Mexican government immediately to become a legal resident with property rights. The contract will convert to legal ownership as allowable by law. The contract makes it possible to skip the lengthy process and enjoy the benefits right away. \-As far as dispute resolution, I believe a committee is the way to do it. Each owner will have a say in all decision making, and leadership structure will be among the first decisions to be made. My plan is not to be a large community, but if more people want to join and those involved believe it to be benificial, I am not opposed to it. \-Part of having private homes is the ability to have your own personal time and space. The houses will not be small and I plan for each house to have a seperate and spectacular rooftop patio. I am more of a social person, so I hope to be involved with others, my wife is not. i imagine she will rarely be seen on the property. Your privacy will be respected. There will be no requirements at all to be involved in group activities. Your dealings could almost entirely be with the property staff and at your discretion. I do plan to have a staffed restaurant and you would likely want to be in contact with the garden staff so your pantry can be stocked, trash removed, and so on. You will likely want to utilize the maid service. But your interactions will be fully at your discretion. One great part of living here is the nature and history we are surrounded by. I plan to organize regular day and weekend trips to places such as the Pyramids of Teotihuacan and the local African safari. Mexico's 4th largest city Puebla which is less than an hour away and is truly an amazing city. The daytrips will be endless. \-Financial structure\_ As previously mentioned everything should start with a personal visit. We can discuss what methods are sufficient and the investor is comfortable with, and make those decisions together. I believe it may be in our interest to form an LLC. There are several ways money can be handled including an Escrow account, trust fund or an investment fund. There will always be transparency and accountability to those involved. \-You mentioned having multiple plots and additional people. The level of involvment is voluntary. Once your home is constructed, it's yours. Some may want to use this property as a backup plan or vacation property. I see no reason why one could not own more than one home or even share a home. The only issue is the number of people the property supports at a given time. All people will need to be approved before spending any more time than a standard visit, and those terms would need to be determined ahead of time. Adding additional people after the initial phases would require adjustments in order to provide for all, and will have a preplanned cost or strategy. Part of the concept includes having resources in excess, in order to hopefully have the restaurant open to outsiders and the ability to generate a profit from selling our goods and restaurant service. The farm and distribution protocol and if in our best interest, restaurant will have adjustable yields and will be manageable. Those adjustments can be made by the committee or by whatever means the committee elects. I spent over 20 years as a restaurant General Manager and con set up proper yield equations. \-Great question on robberies and security. It may be in our best interest to have 24 hour security, part time security and/or we could do a community watch program, of course all depending on size and numbers and in whatever combination chosen by the ownership group. \-On selling out of property ownership. I think we can easily establish a system where an approved person or group can replace one currently existing on the property. Final thought: The more we can plan ahead for and put into contract the better. That is why I thought sojooo would be a great place to encounter like minded and thoughtful people, as well as being good and decent at heart. I trust we can plan for all contengencies and be ready. If we focus and plan for the small details, larger issues will never or very rarely come up. Thanks again @user1999 for the thorough questions and examples!!!
