Great advice! I would add - eliminate all debt. No loans. Pay off mortgage, car notes, and credit cards.

I whole heartedly agree. I've always paid cash for vehicles. I've only had 2 credit cards in my life- 1 I used 100 bucks a month on for 8 months to establish myself in the credit bureau to qualify to purchase a piece of property in my youth & the other was to pay for some dental work while I owned the place... The was my only big financed purchase and I don't know if I'd ever do that again... if I do, I'll go it alone and definitely not add any extra liability like adding anyone to the note nor deed!
